Roof Inspections in Maitland and Central Florida

Whether you are investigating a leak, checking your roof after a storm, or planning ahead for an aging roof, an inspection gives you a more useful starting point than roof age alone.

Know what you need the inspection to answer

Tell us why you are arranging an inspection before the visit. An active leak, a recent wind event, a replacement proposal, and an insurer's documentation request can require different scopes. If your insurer has sent a form or letter, share it so we can discuss the required documentation.

  • Condition of accessible shingles, tile, or metal roofing.
  • Visible problems at flashing, roof penetrations, and transitions.
  • Signs of wind damage, prior repairs, or water entry.
  • Conditions that warrant further evaluation or a repair proposal.

Access, roof condition, weather, and concealed construction can limit what is observable. We explain those limitations and whether additional investigation is needed.

Inspections for an aging roof

A roof's material, installation, repair history, and exposure affect its remaining service life. Our Florida roof lifespan calculator is a planning tool; a property inspection is needed to assess actual conditions.

Florida's roof-age insurance provisions distinguish roofs under 15 years old from older roofs with documented remaining useful life. The law defines an authorized inspector as someone approved by the insurer within specified professional categories. Confirm the inspector and report requirements with your carrier before commissioning an insurance-specific report.

Read our guide to Florida's 15-year roof rule and the current statute. An inspection does not guarantee renewal, coverage, or an insurance discount.

Checking for damage after a storm

Missing materials are not the only reason to request an assessment. Water stains, loose flashing, displaced tiles, or debris impact may also justify a closer look. Take photos from a safe location, keep repair receipts, and avoid walking on a damaged roof.

We can document visible conditions and explain a repair or replacement scope. When damage affects more than the roof, our storm restoration service can help coordinate related repairs.

Questions before your inspection

Is this a four-point or wind mitigation inspection?

A roofing assessment is not automatically a four-point inspection or wind mitigation report. Tell us which report your insurer requires so the appropriate scope and qualifications can be confirmed before you book.

Will the inspection tell me whether to repair or replace?

It can help identify which option is practical, based on accessible conditions, material availability, and the extent of damage. Concealed conditions may require additional investigation before a final scope can be confirmed.
